20 townhouse-style fourplexes with 80 units total.

An ambitious development proposal is set to transform a predominantly forested area in north Nanaimo into a vibrant new community. The project, known as Lost Lake Hills, is spearheaded by the prominent developer, District Group, and envisions the construction of 20 townhouse-style fourplexes, totaling 80 residential units, at the terminus of Tanya Drive. 

A key component of the development is the introduction of a public thoroughfare traversing the site from west to east. This road, dedicated to the City of Nanaimo, is designed to eventually connect Tanya Drive and Lost Lake Road as adjacent parcels undergo future development. 

 The layout strategically clusters six buildings on the western segment and 14 buildings along a looping driveway, preserving central wetlands as protected natural spaces. The residential offerings primarily consist of one and two-bedroom units, supplemented by eight three-bedroom units, catering to diverse housing needs. To accommodate residents, the plan includes 134 on-site parking spaces adjacent to private drive lanes

During a recent Design Advisory Panel meeting, recommendations were made to enhance the architectural diversity of the building exteriors by incorporating a broader palette of materials and colors, thereby avoiding a monochromatic appearance. Suggestions also emphasized integrating natural elements such as wood or stone to harmonize with the surrounding environment. Additional considerations include establishing pedestrian networks connecting to adjacent public roads, designating areas for waste collection and bicycle parking, and designing retaining walls that reflect the site's natural character. Preservation of existing forested areas and vegetation remains a priority, with development clusters thoughtfully positioned to minimize environmental impact. 

The project has advanced past the design advisory stage and is pending a development permit before commencing on-site work. Notably, a neighboring property at 5320 Tanya Drive received a development permit in 2022 for 37 townhouses, although construction has yet to begin. 

This development aligns with the City of Nanaimo's Official Community Plan, reflecting the city's commitment to accommodating growth while preserving natural landscapes.
